    Superb

    I stayed in room 9. The housekeepers were very helpful and polite. Its location is excellent for Dublin 4 and St Stephens Green is within 10 minutes drive. The toilet was clean and no moulds. I used to leave before 8 so they provided cereal, juice and milk the night before. Thank you. Tv reception could be improved. Internet was fine. In summary, I will book this b&b again without hesitation due to excellent price, standard services and best location. Go somewhere else if you expect 5* services in d4. For this price range, I recommend this b&B. Thanks again for your hospitality and maybe I will have breakfast next time I book.

    If the windows are cleaned from outside, it will improve the outlook generally. Tv had poor reception and remote needs battery. Toilet roll holder bar was missing. I didnt point out these things but Im sure they will be fixed.

    The room rates and its proximity to UCD.

    The smell. There is a really weird smell once you enter the hotel and near the stairs. Maybe it's from the kitchen, not sure. Also, when I entered the room, there was a really sickening smell of bleach from the attached toilet but which had made its way into the bedroom as well. But a couple of flushes and the smell was down. The towels smelt weird too due to which I had to use my own towel. The egg and bread served at breakfast were totally oily since they were fried in oil and so, the second day I just chose to eat cereals and toast. But for a short stay, it was a reasonable place for the price.

    myself and my wife arrived while breakfast was still being served, we sat down and waited and waited and waited. eventually i asked the owner could we have some breakfast and he told us we were 5 min too late and breakfast was closed. i asked for some toast and tea and was also refused blankly, the other guests were horrified and said it was a disgrace. we will not recommend or use this b&b again.

    The staff were helpful, that's when we saw them that is!! The location was easy to get to places by bus. And the breakfasts were quite good.

    PThe room was filthy, there was eggs and newspaper in drawer in bedroom from January!! The bed was so uncomfy and no bedding changes or towels changed in the rooms in the 4 days we were there. No wifi neither which was in the brochure.

    Had problem with room door lock and could not enter room. There was no where for us to sit while it was being fixed and it was not fixed properly as we had to shake the handle when unlocking the door

    Bed was comfortable and lady was helpful when we asked for extra milk/tea bags etcetera.

    Did not feel breakfast was up to much - expected full irish, only got two eggs, two saus and beans + toast. Room was a bit dusty - also could never get hot water out of tap. Shower was good though, but took elderly mum who wanted to wash in sink but as stated hot water never got hot. Sent email week before due to go asking for downstairs room for elderly mother step father - did it via website. When we got there they said they never received it so parents had to go upstairs. Admit not a lot of stairs, but for them it was a bit of a struggle. So communication not good.

    Easy access to City via buses. Easy parking. Free internet.

    Cold bedroom. No heating nor hot water until evening. Only 2 tea-bags and 2 coffee sachets for 2 people staying 3 nights. Room never cleaned. No soap in shower.

    Met one staff member during 3 day stay. He was very nice, but B&B not staffed 24_7. Stawff late for breakfast one day, most guests had left by time he arrived. Room was dirty and no lock on shared bathroom.

    I booked a room for 3 nights, and then decided to go back home earlier and the owner, he didn't charge me anything for canceling my last night.

    It was close to the city centre

    The hotel was locked up when we got there and the phone number on the door said voice mail box was full. We had to phone your help line and they had to contact the owner. He eventualy turned up after an hour to unlock the door and book us in.There were no staff on at all in the reception area at any time. The rooms were not cleaned whilst we were there the only member of staff we saw was at breakfast.On the whole we were not happy with the way the hotel was run.

    The room was dirty, the curtains and lampshade were filthy. Room was facing the dual carriageway and was very very noisy. Breakfast was very basic. Room was meant to be ensuite but the bathroom was down the hall. All in all very very basic..No excuse for dirt.

    Good location, far from the city centre, but is a very nice neighbourghood with a lot transport facilities including aircoach (transport from airport). Excellent breakfast and helpfull staff.

    The heater did not heat much.
